Price includes Transfer Duties, Attorney’s Transfer Fee payable by the Buyer.

Once an OTP has been completed, a R15 000.00 reservation fee is due with 24 hours of signature. A deposit of at least 10% is payable within 14 days. A written guarantee needs to be delivered within 30 days of signature. The purchaser has to enter into a Building Agreement with Dalmar Construction either simultaneously or within 6/12 months.
You would need to bring a copy of all your Fica documents.
Unfortunately, we won’t be able to refund your reservation deposit. You will forfeit the R15 000.00. Your balance of the 10% deposit will be refunded in full. We do, however, recommend getting pre-approval.
You can buy a unit subject to the sale of your property. Please keep in mind that there is a 72-hour clause in your OTP, should another purchaser like to purchase that specific stand. The subject to sale will also need to have an end date. A maximum of 3 months will be given.

The levy for the Estate is estimated at R1300 per month. The retirement village has their own levy’s, this is estimated at R23.00 per square meter per month.

Our levies cover the maintenance of communal areas on our estate, cycle routes and walking routes. It is also to conserve our beautiful Nature Reserve we have on the Estate. These levies also cover the costs for our access-controlled security as well as all the security features within our estate.
Once the property has transferred into your name, levies will then be due. The HOA will send you an invoice.
Once the erf has been transferred into your name, you will be responsible for the rates and taxes. Once the house is completed and you have signed off your happy letter, only then will you be responsible for your monthly electricity, water.
Our land prices start from only R825 000.00. Building costs (excluding land) are estimated between R14 000.00 – R16 000.00 per square meter, depending on specific designs and finishes you choose to have on your house.

Once plans have been approved, constructions generally take between 7 – 9 months.

We have appointed an amazing Homeowner’s Association that is currently managing the Estate. Our Estate Manager is on the estate, should you have any queries.
Of course, you can. You can meet with one of our appointed architects and they will design and price accordingly.
Unfortunately, you will not be able to use your own builder You would need to make use of our developer Dalmar Construction. The building contract will be between Hartland Lifestyle Estate/Dalmar Construction and the purchaser.

Yes, we have 15 standard plans you can choose from. They are available on our website as well as on site at our Sales Deck.

Yes, you can design your own house as long as your make use of one our appointed architects and your design is within the architectural guideline of the Estate. Our architects: MERE Architects, ARD Studio, Osmond Lange Architects, BSM Architects, TCS Architects.
You are more than welcome to request any optional extra’s from your agent. They will then generate a Start Order for costings. These costings will be in additional to your Erf and Building Price.
Air conditioning is not a standard installation, however, you can request an air conditioner to be installed at an additional fee.
We are proud to say that our Estate is Fibre ready.
At Hartland Lifestyle Estate we offer only the best security to our residents. With facial recognition at the access-controlled areas. Full electrified parameter fencing with cameras and on site monitoring and patrol.
We allowed dogs on the estate. Unfortunately, cats won’t be permit because of our nature reserve.
Of course, you can rent your property out. With the high demand for rentals in the area, this would be a great investment opportunity.
We are currently prepping for the construction of our new school, on the estate.
Our HOA has already been established and is very active on the Estate.
Hartland Lifestyle Estate has plans in place for recreational areas, a club house with a swimming pool, gymnasium’s, restaurants, and medical facilities. We already have some amazing walking routes and cycle trials in place at the Estate. We will also have beach access from our estate.
